Our leasing and management services are all inclusive with no hidden fees that some agencies add (marketing, finding tenant, monthly admin fees, call-out fee, inspection fee etc).
Using 10+ years of experience in property management and real estate value assessment, Coupers have streamlined its’ processes to help rental home owners of properties at Moonah Links maximize rental income while minimize expenses and inefficiencies.

Coupers Moonah Links Property Management’s inclusive professional services include: comprehensive marketing and advertising, thorough tenant screening and selection, full-service leasing, timely rent collection, comprehensive accounting, regular inspections, cost-effective and reliable maintenance, on-going communication, and strict and compliant evictions.

 Marketing & Advertising
*This cost is included in your Inclusive Property Management Fee

For each day your property is vacant, that’s money out of your pocket.  Professional management costs are easily offset by shorter vacancy times. 
We advertise our vacancies to get them filled – faster.  Your property is advertised on high traffic rental.  A professional “For Lease” can be added to your property if you wish. Our experienced agents respond promptly to inquiries and advise prospective tenants on details about the property, and show your home in the best possible light.

Prior to marketing and advertising your rental property, we also coordinate with you in two important areas:

  1. Setting a competitive monthly rental rate based on a comprehensive analysis of property condition, specific location within the Moonah Links Residential Precincts eg. large block, flat block, views, outdoor areas etc.
  2. Getting your home ready to rent faster, to a high quality tenant, by providing recommendations, guidance, and competitive price quotes on how to make your property rent-ready.

Thorough Tenant Screening & Selection
*There is no hidden / additional cost to you for Coupers finding you a tenant- all included in your Inclusive Property Management Fee

Placing the wrong tenant can quickly cost you what you save by managing a property yourself. Every tenant application is evaluated based on credit, criminal background, employment verification and residency/rental history. Our thorough screening complies with all applicable laws.

When we have found a qualified tenant we schedule lease signing and a move-in condition assessment with the approved tenant.

Full-Service Leasing Permanent Rental
*There is no hidden / additional cost to you for this service - all included in your Inclusive Property Management Fee

Our Principal manages the lease signing with the approved tenant, using our professionally prepared lease, and ensures that all proper contracts are executed correctly.  At the same time, rents, deposits and any fees are collected in accordance with local legal and financial regulations, and recorded with the Bond Authority (RTBA). We also provide professional tenant education at lease signing – the do’s and don’ts of living at Moonah Links (according to Body Corporate Rules) in your property.

Finally, the Principal and approved tenant conduct a walk-through to take photos and document conditions.  This important walk-through assists in accurately assessing any changes in conditions when the tenant moves out.

Timely Rent Collection

Nothing affects your cash flow more than late or missing rent payments. We collect the rent every month and deposit it into your account expeditiously.  Our collection processes are professional but tough, and we are extremely diligent in collecting rent through a systematic, timely process.

Tenants are offered a variety of ways to pay rent so you can get your money as quickly as possible. Rents are deposited into your bank account immediately on the day of receipt (not at end of month which is the practice of some agencies).  In addition, we treat each tenant respectfully and fairly, as a positive relationship with a tenant leads to timely rent payments as well as better care for your property.
Re tenant interaction: Once you sign with us, you won’t have to interact with the tenant. Leave all communication and rental collection to us.

Comprehensive Accounting
*We do not charge monthly admin fee as this service is included in your Inclusive Property Management Fee

Our goal is to maximize your income and minimize your expenses.  We keep track of your income and expenses and provide itemized statements and tax documentation. Rental Bonds are held at RTBA. These funds are returned to the tenant when the owner is satisfied with the condition of the property.

Cost-Effective, Reliable Maintenance
* Obtaining quotes, providing access to workers and overseeing work is included in your property management fee. No hidden cost to you from Coupers – all included in your Inclusive Property Management Fee. We are ‘on the spot at Moonah Links’ while
there are agencies that may offer a lower management fee, every call out will cost you .

All rental properties at Moonah Links are either fully furnished or contain white goods (refrigerator, dishwasher, washing machine).  Garden tidying is also included in the tenants’ monthly rental. 

To maintain the high standard of landscaping at Moonah Links, we organise garden tidying (hedging, trimming, weed spraying etc) at least 3 times a year depending on the size of the property and specific requirements.

Maintenance is a necessary expense in owning a rental property, and the return on your investment can be significantly impacted without timely, cost-effective repairs and upkeep. When handled by us, you’ll save time and money and ensure repairs are completed in a professional manner, by trustworthy maintenance personnel.  Coupers Realty has an extensive network of contractors, retailers and service providers to handle property maintenance and repair work. 

Additional Services

Coupers Agents can be called out to places of residence at least twice a month for various reasons.  We are available 7 days a week to assist tenants and owners whether it be to organise snake or
possum removal, dealing with mice or ant plagues, fallen limbs after a storm, water leaks, fly screen problems and spa /pool issues.

*There is no hidden / additional cost to you for Coupers to deal with these issues- all included in your Inclusive Property Management Fee.  Other agencies may offer a lower management fee but every call will cost you.

Regular Inspections

Professional inspections of your property both inside and out are beneficial to ensure tenants are complying with the terms of their lease and to assess property conditions fairly.

Coupers Realty typically conduct move-in, periodic, and move-out inspections. Documentation and photographs from these inspections assist in determining needed maintenance and repairs to maintain your home’s value and avoid costly repairs if left unattended. No hidden fee for such service.

On-Going Communication

Coupers makes every effort to keep you informed about your property.  Whether you live a few blocks from your rental property or hundreds of kilometres away, we are just a phone call away to hear your concern and get it solved quickly to your satisfaction.

Strict and Compliant Evictions

With careful placement there is rarely a tenant who needs to be evicted.  Our staff is extremely knowledgeable in state and local landlord/tenant laws.  In ten years of property management at Moonah Links, we have not had to evict a tenant.
If the tenant does not pay rent on time or breaches the terms of the lease, we will initiate the proper legal steps necessary, in the fastest possible time frame, to minimize your costs and get the property leased again.
